Frequently asked questions
What closing costs are different in DC?
In DC the buyer pays the recordation tax: 1.1% of the price under $400,000, or 1.45% of the full price at $400,000 or more. Qualifying first-time buyers pay a reduced 0.725% on homes up to $777,000, but you have to apply at closing.
What is TOPA, and does it affect me?
DC's Tenant Opportunity to Purchase Act gives tenants in many rentals the first chance to buy when the owner sells. Most single-family homes are exempt, but it can add time to buying or selling a tenant-occupied condo or multi-unit building, so it's worth checking early.
Should I buy a condo or a rowhouse in DC?
It depends on budget and how much upkeep you want. Condos are the most common entry point in DC, so review the HOA budget, reserves, and rental rules closely. Rowhouses cost more but give you more space and control. Nick can walk you through both in the neighborhoods you're considering.
Is there help for first-time buyers in DC?
Yes. HPAP offers up to $202,000 in down payment help plus up to $4,000 for closing costs, DC Open Doors offers 3% or 3.5%, and DC government employees can use DC4ME and EAHP. See the DC Loan Programs page for details.
