Frequently asked questions
Do I need a different agent to buy in DC than in Maryland?
Your agent has to be licensed in the jurisdiction where the home is. Nick is licensed in both Maryland and DC, so if you're deciding between, say, Petworth and Silver Spring, you can tour and compare homes on both sides of the line with one agent.
How much do I need for a down payment?
Less than most people think. Conventional loans can go as low as 3% down and FHA loans 3.5% with a 580+ credit score. Maryland and DC both have assistance programs that can cover part or all of the down payment for qualifying buyers. The Program Finder quiz on this site shows which ones may fit you.
What counts as a first-time homebuyer?
For most Maryland and DC assistance programs, you count as a first-time buyer if you haven't owned a home in the past three years, even if you owned one before that.
How long does it take to buy a home?
The search can take a few weeks or a few months. Once you're under contract, most purchases close in about 30 to 45 days, depending on the loan, inspections, and appraisal.
What does it cost to sell a home?
Expect agent commission (which is negotiable), title and settlement fees, and transfer taxes. In DC the seller pays the deed transfer tax of 1.1% or 1.45%. Nick gives every seller a free market analysis with an estimated net sheet before listing, so there are no surprises.
Can we work together in Spanish?
Yes. Nick is fully bilingual and works with buyers and sellers in English or Spanish across Maryland and DC.
