Calculators

Closing Cost Calculator: Maryland and DC

Estimate the cash you bring to settlement: down payment, your share of transfer and recordation taxes by county or DC, and the lender and title costs from your Loan Estimate. Nothing you enter is saved.
About you (changes the deed taxes and who pays them)

Credited back to you at settlement, so it lowers what you bring that day.

The next four are your own numbers. They vary by lender, title company, loan, and settlement date, so this page does not guess them. Get them from your Loan Estimate.

Loan Estimate: Origination Charges plus Services You Cannot Shop For (appraisal, credit report, and similar).

Loan Estimate: Services You Can Shop For (title insurance, settlement fee) plus recording fees. Ask your title company.

Homeowners insurance, property taxes for the escrow account, and interest to the end of the month.

Worked examples: deed taxes on a $400,000 home

The buyer's share under the default rules, from the same math as the calculator. The repeat-buyer column assumes no exemptions and matches our Maryland county guide and DC tax guide. The first-time column assumes the buyer qualifies and the contract does not change who pays.

WhereTotal deed taxesBuyer, repeat buyerBuyer, first-time buyer
Baltimore City$12,000$6,000$0
Montgomery County$9,560$4,780$0
Prince George's County$9,800$4,900$0
Washington, DC$11,600$5,800$2,900
  • Maryland first-time buyer: the state transfer tax drops to 0.25% and the seller pays it, and the seller pays the county taxes unless the contract expressly says otherwise. In Montgomery County, if the contract keeps the county taxes split 50/50, the buyer pays $3,335 at $400,000.
  • DC first-time buyer: 0.725% recordation tax ($2,900 at $400,000) on homes up to $794,000 for tax year 2027. Household income limits apply (for example $209,340 for one person, $298,980 for four), you must be a DC resident, and the reduced rate is claimed at closing.
  • Lender, title, and prepaid costs are not in these examples because they depend on your loan and title company.

Questions about this calculator

What does cash to close include?

Your down payment plus your closing costs (your share of transfer and recordation taxes, lender fees, title and settlement charges, prepaids and escrow, and anything else), minus seller credits and the deposit you already paid. Your lender's Loan Estimate and Closing Disclosure show the official figure.

Why doesn't the calculator fill in typical lender and title fees?

They vary by lender, title company, loan type, and settlement date, and we only publish numbers we can source. Enter the figures from your Loan Estimate, or ask your lender and title company for a quote.

Is Maryland recordation tax also charged on my mortgage?

This calculator figures recordation tax on the purchase price (the deed), the way county rates are quoted, and adds no separate tax on your loan. Ask your title company whether anything applies to your deed of trust.

Does my earnest money deposit lower my cash to close?

Yes. The deposit is credited to you at settlement, so the amount you bring that day is lower by the deposit you already paid.
